Initial Consultation & Pricing Strategy

The first step is an initial consultation, ideally at the property, though I also work with remote sellers. During this meeting, I’ll evaluate your home. I may suggest repairs or updates that could increase its value and provide a comparative market analysis to determine a competitive listing price.

Preparing & Listing Your Home

Once we decide on a price, it’s time to showcase your home in the best possible light. I provide high-quality real estate photography, including standard images, 360-degree virtual tours, and aerial drone photography. I also create video marketing materials to maximize your home’s exposure on social media and listing platforms.

Showings & Buyer Interest

All showing requests will go through me, and I’ll coordinate with you to ensure they fit your schedule. I work with all local real estate agencies and verify that any agent requesting a showing is licensed and active.

Receiving & Negotiating Offers

Once offers come in, I’ll review the terms with you and negotiate to ensure you get the best deal possible. Whether it’s price, contingencies, or closing timelines, I’ll guide you through the process to align with your goals so we can sell your home.

Under Contract: Inspections & Appraisal

After accepting an offer, the buyer will typically schedule inspections. This includes a home inspection, termite inspection, and sometimes a sewer inspection. If any issues arise, we’ll negotiate repairs or credits.

The buyer’s lender will also order an appraisal to confirm the home’s market value. The appraiser will evaluate your property based on various factors: condition, location, comparable sites, etc. If the appraisal comes in lower than the purchase price, we may need to renegotiate to keep the sale moving forward. This is an essential step in the buyer securing their financing and ensuring the lender’s investment.

Closing Day

Once all contingencies are met, it’s time for the final step—closing day! You’ll meet at the title office to sign the necessary paperwork. In most cases, possession of the home transfers to the buyer that day, but some situations may require early or delayed possession. Be sure to bring a valid photo ID to closing.
